On Varaamokki.com's online platform, properties and other services of private owners are conveyed in such a way that the booker concludes an accommodation contract and other possible service contracts with the entity using the service with the help of Varaamokki.com. Varaamokki.com functions as a platform that enables the purchase of safe and evaluated and pre-identified accommodation with possible ancillary services through its brokerage website.

We comply with the EU's general data protection regulation and transactions on our online platform are safe. According to these reservation conditions, the person making the reservation must be 18 years of age or otherwise legally competent or a registered legal entity. Varaamokki.com acts as an intermediary in the matter, and the rental agreement for the accommodation service is concluded between the object's owner and the customer. The customer must pay the service fee at the time of booking, if required at the time of booking. The reservation is binding on the person making the reservation after he has sent the reservation notification through the brokerage website. The accommodation price must be paid in full no later than 28 days before the start of the rental. Unless otherwise stated in the destination information, check-in takes place on the day of arrival from 15:00 and check-out is no later than 12:00 on the day of departure. The customer must comply with these booking conditions and any separate conditions and rules mentioned in the destination information regarding the destination. The customer is responsible for the final cleaning and for any damage they cause to the property and its furniture.

The general booking conditions apply when the Customer books and / or buys accommodation or other services brokered by Varaamokki.com. Varaamokki.com can act as a representative of the Customer's counterparty in the contract between the Customer and the entity providing accommodation / service, authorized by the agency agreement. Varaamokki.com acts only as a service intermediary and the parties to the accommodation agreement are the Customer and the Owner.
The reservation made binds the Customer after he has sent the reservation notification through the brokerage website. The owner has been able to set a reasonable reservation fee to confirm the binding nature of the reservation. If a reservation fee has been set, it will be shown when booking the Destination.
The contract is created, and the General Booking Terms and Conditions become binding on the parties when the Customer has made the reservation and paid the possible service fee.
A reservation is binding on its parties when a reservation confirmation has been sent to the Customer. The booking confirmation contains the following information about the parties to the contract: The name of the lessor, the information and location of the object to be rented, the agreed time of the rental and the number of persons participating in it, as well as the total rental amount.
The booking confirmation also contains the name of the main renter and the contact information he or she provided at the time of booking. Based on data protection and privacy protection, the lessor's home address or contact information is not mentioned in the booking confirmation, but the lessee can request this information from Varaamökki.com based on relevant reasons, such as complaints, dispute settlement or a similar reason.
The customer must register in the Varaamokki.com system to use the services offered by the platform. The customer must be 18 years of age or otherwise legally competent or a registered legal entity. A possible higher age limit is mentioned in the Destination's information. The object's information may also contain other more detailed regulations about the Customer and/or the guests staying. The customer must provide at least the following information when booking:
The customer pays the service fee that may be notified at the time of the reservation, which is not refunded in the event of a possible cancellation, unless otherwise stated in the Destination information. The accommodation price must be paid in full 28 days before the start of the reservation. If there are less than 28 days to the start of the reservation, the Accommodation Price is due to be paid immediately. Possible deviations from the payment terms according to these booking conditions are mentioned in the Destination information.
The rent includes the right to use the object for the reserved time. Normal energy and water costs, furniture, cooking and eating utensils, cutlery, mattresses, blankets and pillows are included in the price. Firewood is included in the rent if it is mentioned separately in the property information. Bed linen, towels and final cleaning are not included in the rent, unless otherwise stated in the Property information.
As an online platform service provider, Varaamokki.com does not own, offer or manage accommodation or other services. Varaamokki.com is not a party to the agreement between the Customer and the Owner regarding the rental of the Property.
Unless otherwise stated in the destination information, the cabin or vacation home is available to the Customer from 15:00 on the day of arrival and the Customer must hand over the cabin or vacation home in accordance with section 8.8. accordingly cleaned by 12 noon on the day of departure.
The customer must comply with general laws, booking conditions, the accommodation agreement and the Destination's rules. During the rental, the customer must observe the normal level of cleanliness in the Property and take care of the Property's movable property.
If rules have been defined separately for the place of accomodation, which are announced in the destination information, the Customer is obliged to comply with these rules. If behavior against the rules causes the Owner additional costs, the Customer is obliged to compensate the costs in full.
The place of accomodation may not be used by more people than what has been agreed or what is mentioned in the information about the destination.
The use of a tent, mobile home and caravan or other accommodation on the site must be agreed separately with the Owner. The use of portable saunas and hot tubs must be separately agreed with the Owner, unless otherwise stated in the destination information. Any additional payment will be agreed with the Property Owner.
Smoking is strictly prohibited inside the premises. If you smoke indoors, you will be charged the costs of ozonation as well as any daily rent not received due to cleaning caused by smoking. The smoking ban also applies to products similar to tobacco products, such as e-cigarettes and other tobacco imitations.
The owner and / or broker has the right to suspend the reservation in accordance with section 12, if the Customer and /or guests are guilty of, among other things, violating the reservation conditions or the Destination's rules.
Bringing a pet to the premises must always be agreed separately. Bringing a pet will be charged the additional fee mentioned in the Destination information. The customer is fully responsible for damages caused by the pet. If the Customer has not paid an additional fee, but a pet has been brought to the Destination, the Customer will be charged not only the cleaning costs but also the additional cleaning costs due to the pet.
In the destination information, it is mentioned if cleaning is included in the accommodation price. If it is not specifically mentioned in the destination information, the Customer will take care of the final cleaning of the premises. The final cleaning must follow the cleaning instructions of the destination. The final cleaning includes at least vacuuming the floors and carpets, wiping the floors, tables, counters and other surfaces with a damp cloth, airing the bedding, washing the sauna and toilets. The final cleaning also includes washing and putting away the dishes, taking the garbage to the waste point and taking away the empty bottles and cans.
If the Customer neglects the final cleaning of the Object, the Customer will be charged for the cleaning costs in full.
The customer can order final cleaning separately at the time of booking or afterwards from the pages at Varaamokki.com. Final cleaning must be booked seven (7) days in advance. Even if the final cleaning has been ordered, it is still required that the dishes have been washed and put away, the garbage has been taken to the waste disposal point, and visible stains and traces of dirt have been wiped, and the furniture and other equipment are in place.
Charging of an electric or hybrid car is allowed at the Destination, if so stated in the Destination's information. When loading, the instructions given by the Owner must be followed. The additional fee specified in the Destination information is charged for charging the electric car.
The customer accepts that the property and premises may have surveillance cameras, motion detectors and alarm devices installed by the Owner to protect the property and its surroundings, if these are mentioned in the Detination's notification. The owner is responsible for ensuring that the placement and use of surveillance cameras corresponds to the information mentioned in the Destination's announcement. At the same time, the Customer gives his consent to the collection and processing by the Owner of the personal data generated by the description given in the details of the Detinations's announcement in accordance with data protection legislation.
The customer is responsible for the place of accommodation and its movable property during the rental period. The customer is obliged to compensate for the damage caused to the place of accommodation or its movable property. If the key of the accomodation is lost, the Customer will be charged the costs of changing the lock. The customer is obliged to immediately notify Varaamokki.com of any damage caused to the place of accomodation or its movable property.
The Owner is not liable for compensation for the Customer's and / or guests' belongings if the property or place od accomodation is broken into. The owner is also not responsible for the loss or damage of the Customer's and / or guests' means of transport or the property inside it.
All remarks and complaints related to the equipment and condition of the property or place of accommodation must be addressed directly to the Owner immediately after they appear and during the reservation. However, comments and complaints can be submitted to Varaamokki.com, which forwards them to the Owner.
For the sake of clarity, it is stated that the Owner or Varaamokki.com is not liable for compensation and the price of the reservation will not be changed or reduced due to a planned, known in advance or unexpected power outage.
Cancellation of the reservation must be made in writing. The cancellation is considered to have taken place at the moment when the information has entered the Varaamökki.com service. If the reservation is canceled no later than 28 days before the start of the rental, the payment will be refunded minus a possible service fee according to section 5 or another similar fee, such as an office fee. If the service fee according to section 5 is less than 100 euros, 100 euros will be deducted from the payment returned to the Customer. If the reservation is canceled later than 28 days before the start of the rental, the payment will not be refunded.
Possible deviations from the conditions for canceling and changing the reservation according to these reservation conditions are mentioned in the Destination information.
The Owner and/or Varaamokki.com has the right to cancel the reservation in case of force majeure or if the Customer has not complied with the reservation conditions. If the cancellation occurs because the Customer has not followed the reservation conditions, the Customer is obliged to pay the full price of the reservation.
The Owner and / or agent also has the right to suspend the reservation in the middle of the reservation period for reasons attributable to the Customer and / or guests, if the Customer and / or guests are guilty of disorderly conduct or significant violations of the Site's rules, or the Owner otherwise has a justified reason to suspect that persons or property are in danger. Disruption refers to, among other things, noise caused by the Customer and / or guests, behavior that disturbs neighbors or others moving in the area, or other activities that endanger the Owner's property or the surrounding environment. Due to such an interruption, the Owner is not liable for compensation for the unused accommodation time.
After the contract is formed, Varaamokki.com has the right to increase and correspondingly decrease the price, if the taxes or other public charges affecting the price of the accommodation service change.
An incorrectly declared price does not bind Varaamokki.com or the Owner, if the price is so clearly incorrect that even the Customer should have understood that it was incorrect price information.
Finnish law applies to the reservation conditions. the Finnish version of the reservation conditions is binding on the parties and on which the rights and obligations of the contract are based.
Disputes arising from booking conditions are primarily resolved through negotiations. If an agreement cannot be reached during the negotiations, the Customer, who is considered a consumer, can refer the matter to the Consumer Disputes Board (kuluttajariitalautakunta). Before taking the case to the Consumer Disputes Board, the Customer (kuluttajariitalautakunta), who is considered a consumer, must contact consumer advice. If the consumer dispute board (kuluttajariitalautakunta) is not competent in the matter or if the Customer, who is considered a consumer, so wishes, disputes and disagreements will be settled definitively in the District Court of Oulu (Oulun käräjäoikeus). For customers other than consumers, disputes are settled in the District Court of Oulu (Oulun käräjäoikeus).
